Tours and Visits

You can schedule an in-person tour directly on our website, or give us a call to set something up. If you'd rather get a feel for the community from home first, we offer Matterport 3D virtual tours so you can look through floor plans in detail before your visit. Our leasing office is open Monday through Friday, 10 am to 6 pm, and Saturday through Sunday, 10 am to 5 pm.

Application and Leasing

Applying for one of our apartments in Hillsboro, OR, is straightforward. Head to our Floor Plans page to browse available layouts, check pricing, and find the home that fits your lifestyle. From there, follow the prompts through our online leasing portal to complete your application. Prefer to do things in person? Stop by the leasing office, and we'll walk you through it. Contact us anytime with questions.

You'll typically need a valid government-issued photo ID and proof of income, such as recent pay stubs, tax returns, or an offer letter. Additional documentation may be requested during the screening process. If you have questions about any documentation or requirements, reach out and ask our leasing team.

Applicants must have a gross monthly income of at least 2.5 to 3 times the monthly rent. Contact the leasing office for specifics on your desired floor plan.

There’s a certain flexibility as lease terms range from 12 to 18 months, contingent on availability.

Please inquire with the leasing team for short-term lease availability; there may be options for you.

At this time, subleasing is not permitted. Contact the leasing office if you'd like to discuss your lease options.

Yes, renter's insurance is required with a minimum of $100,000 in liability coverage. This is for the security of all parties involved.

We're glad you're staying! The leasing team will reach out to you ahead of your lease expiration to go over renewal options. You're also welcome to get the conversation started early by contacting us directly. Renewals can be initiated through your resident portal or by visiting the office in person.

Arcadia by Alta is a market-rate community and does not currently offer income-restricted or subsidized affordable housing. Contact the leasing office for information on current specials and competitive pricing.

Move-In and Move-Out Support

Yes. There is a $47.95 application fee per applicant, due at the time of application. A refundable security deposit of $350 is due at move-in. Additional deposit amounts may vary based on screening results.

Our leasing team is available to help you every step of the way. Reach out to us ahead of your move-in date to coordinate access, elevator scheduling if applicable, and anything else you need for a smooth transition.

Minor decorating is generally permitted. Permanent modifications such as painting, drilling, or structural changes may require prior written approval from management. Refer to your lease agreement or contact us for specific guidelines.

Early lease termination requires 1.5 times the monthly rent, a 30-day written notice, and concession paybacks may apply. Contact the leasing office to discuss your situation and options.

To begin the move-out process, provide written notice at least 30 days before your intended move-out date. You'll need to return all keys and access devices, leave the apartment clean and in good condition, and schedule a move-out walkthrough with the management team. Any charges for damages beyond normal wear and tear will be deducted from your security deposit.

Security deposit refunds are processed in accordance with Oregon state law, which requires the refund or an itemized statement of deductions to be delivered within 31 days of your move-out date. We appreciate your patience and understanding.

Fees and Payments

The standard refundable security deposit is $350, due at move-in. An additional deposit may be required based on your screening results. We’ll let you know if it’s needed when supporting you through your application process.

Utilities are not included in the monthly rent. Residents are responsible for setting up their own services; this gives you more flexibility and direct control over your usage.

The community is served by Comcast Xfinity, and all residents also receive complimentary Wi-Fi access as part of living at Arcadia by Alta, so you can work, game, or entertain yourself at home without issues.

Rent is due on the 1st of every month. You can pay online through your resident portal via ACH, credit, or debit. Check, cashier's check, and money order payments are also accepted through the leasing office, so you can visit us and pay here. A $100 late fee applies for rent paid after the due date.

Here's a summary of optional and recurring fees:

  • Renters Liability Program: $14.50/month (if you opt into the property's insurance program rather than providing your own)

  • Storage units: $25 to $60/month

  • Parking: $70 to $225/month, depending on type

  • Late fee: $100 for rent paid after the due date

Parking

Yes, several parking options are available. You can choose between uncovered reserved parking at $70 to $100/month, carports for $125 to $150/month, or EV charging spaces at $150/month.

Yes, EV charging spaces are available to rent at $150/month, so you can conveniently charge your car while you're at home.

Guests are always welcome, and you can have your family or friends from afar for a maximum of 21 days in a calendar year. 

At this time, guest parking is not available on-site, but there are other parking options available in our surrounding area.

Maintenance and Requests

We are here to help with any maintenance needs! Maintenance requests can be submitted anytime through your resident portal, which is available 24/7. For urgent or emergency issues, please contact the leasing office directly by phone.

Emergency requests are addressed as quickly as possible, typically within 24 hours. Non-emergency requests are generally handled within a few business days, depending on the scope of the issue. You'll receive updates through your resident portal throughout the process.

Pets

Yes! Arcadia by Alta is a pet-friendly community in Hillsboro, and we'd love to welcome your furry family members. Up to 2 pets are permitted per apartment, with some breed restrictions in place. 

Yes. There is a refundable pet deposit of $350 per pet and a monthly pet rent of $35 per pet. A maximum of 2 pets is permitted per apartment.

Your pets and you can enjoy the gardens and on-site trails, but please contact the leasing office for information on other available pet amenities at the community.

Every home comes equipped with a refrigerator, stove and oven, microwave, dishwasher, and full-size washer/dryer.

Townhomes include central A/C and heat. Single-level apartments have air conditioning ports compatible with portable A/C devices so that your home is always set to your preferred temperature.

Yes, Arcadia by Alta has on-site bike storage for residents.

At this time, furnished apartments are not available. Every home is equipped with appliances like a refrigerator, stove and oven, microwave, dishwasher, and a full-size washer/dryer, but no furniture.

Yes, to maintain a respectful, comfortable environment for all residents, quiet hours are observed. Please contact the leasing office or refer to your lease agreement for the specific quiet hours policy.

Noise complaints can be reported to the leasing office by phone or email during office hours. For after-hours disturbances, please use the emergency maintenance line or contact local non-emergency police services if needed.
